Care Homes: A Growing Asset Class

The care of elderly people in the UK is big business. Having worked all their lives, the elderly deserve to live in a happy, carefree and comfortable environment when they need care.

And whether or not they have money to pay for that care, the UK Government insists everyone is entitled to good care after they have moved on from independent living.

A study prepared two years ago for the Government showed there were 21,500 people in residential care in the UK – 124,000 under local authority-financed care and 81,000 in self-funding care.

The same study confirmed the government policy to substitute the use of intensive home care services such as carers going into private homes and meals on wheels schemes, for the use of care home services. And average occupancy rates were stated as being 90%.


Care Home Market Analysis

Research provided by the Office of Fair Trading states:

There are more than 12 million people in the UK over 60 years of age, of which 752,000 are between 85 and 89, and 376,000 aged 90 or over.

Seven in every 1000 people aged between 65 and 74 are living in communal nursing and residential care establishments, but after this the figure increases rapidly to around 250 per 1000 aged 90 and over.

Demand for care homes is forecast to increase by 60 per cent by 2023 and by 150 per cent by 2043.
