A Brilliant Destination

I have been in Llandudno a few times and returning next week. The last time was to select rooms for my clients. It is indeed very beautiful as you can see from my photos.

There were many families on the promenade and even some children were swimming!

Off the promenade, Llandudno was full up with tourists and day trippers everywhere. A number of the tourists were from abroad.

Lovingly referred to as the 'Queen of Welsh Resorts' since 1864, Llandudno is also the largest seaside resort in North Wales and situated between Colwyn Bay and Conwy. The Grade II listed Victorian building offers spectacular views of Snowdonia, the Conwy Estuary, the Irish Sea and the much-loved promenade.

Llandudno is a perfect holiday destination for the best of British seaside: beaches, sea views, castles and proper fish and chips. With several award-winning beaches in the area, including Llandudno North Shore, the summer months are filled with sun seekers looking for an ideal holiday location.

The warmer months of the year naturally attract holidaymakers, but Llandudno has more to offer than just beaches. The town boasts plenty of year-round entertainment including some of Wales' best year-round events.

Local annual events:

  • Rugby
  • Walking weeks
  • Classical music festivals
  • Christmas Fayre
  • Transport festival
  • Triathlons

Year-round attractions:

  • Golf courses
  • Coastal walks
  • Outdoor activity centres
  • Caving
  • Permasnow ski slope
  • Superb restaurants
  • Local produce farmers' markets

The Llandudno Bay Hotel & Spa

Standing prominently just off the beach facing the sea, the Llandudno Bay Hotel & Spa stands out as one of the larger hotels on the eastern promenade.

Located in the celebrated Victorian Seaside town of Llandudno, The Llandudno Bay Hotel and Spa is a 61 room Grade II listed boutique hotel that will inspire the seasoned traveller and many of the thousands that return to the region year upon year.

As the hotel was originally built around 1860, it boasts many traditional Victorian features which increasingly buyers and guests demand.

The hotel currently trading under a different name will shortly undergo a £1 million renovation to modernise the whole hotel and all of its facilities - thus bringing it up to a standard that today's affluent holidaymaker and business person expect from a 4 star seaside hotel and spa.

Investors are able to benefit from this perfectly positioned hotel and all that it has to offer by purchasing individual rooms and receiving a fixed rate of return.

Hotel rooms are available on a deferred payment scheme, which allows purchasers to buy from as little as £27,500 cash input, whilst still receiving an excellent return.

The Perfect Destination

The feedback I am getting from buyers is that they love Llandudno because it is an 'unspoilt' seaside town with all of the beautiful Victorian architecture intact. Hence their keen interest in investing in Llandudno Bay Hotel & Spa.

Increasingly, I am finding buyers want to buy properties in buildings of architectural merit and beauty, and in historic areas over the modern factory like 'boxes '.

Indeed, Llandudno is ranked 8th in Trip Advisor's '2014 Travellers' Choice' – of the top 10 best destinations in the UK.

Tourism Continues to Increase in Llandudno

British seaside towns have experienced a renaissance as holidaying in the UK over the past 5 years has become increasingly popular with numbers continuing to climb, particularly on the coasts.

Many of the hotels in Llandudno were fully booked last weekend. Tourism in Llandudno is also experiencing a considerable rise in tourism.

The famous Llandudno Pier will reopen to large ships in enabling visitors to reach the destination easily from Ireland and the Isle of Man as well as providing excursions to other destinations.

I visited a number of the hotels in Llandudno. Most are old-fashioned and look quite dated. Stereo-typical British seaside hotels.

These are the type of hotels that holidaymakers tolerate as they want to holiday at the seaside, but in many cases they detract from the visitor's experience of his/her holiday and visitor just don't return.

In my tour of Llandudno just a few days ago I noticed there were only two hotels, the St George and the Empire Hotel that are geared for today's discerning and upmarket traveller. They provide a memorable experience that wants holiday makers to come back every year.

The Llandudno Bay Hotel & Spa will be in the same league as the St George's and the Empire. Additionally, it will have a spa and a luxurious sophisticated feel and ambience that will make it the first choice for sophisticated travellers and business people from the UK and all over the world.

Visit Wales

Visit Wales (www.visitwales.com) is the Welsh Assembly Government's tourism department responsible for promoting and quantifying Welsh tourism.

Indeed, Visit Wales provided vital tourism statistics to the Llandudno Bay Hotel & Spa which demonstrates a promising future for the Welsh Tourism Market and specifically the Llandudno and Conwy regions.

• Overnight visitors generated £1.58 billion in 2012.

• 67% of visitors rated the region 'Excellent'.
